What did Bluegates require?
Bluegates was built in 1980 and houses 24 luxury 2 and 3 bedroom flats in the prestigious Wimbledon village area. The decision was made to replace the ageing windows and, whilst the scaffolding was erect, complete all external painting and maintenance. We were awarded the tender as main contractors and, due to a long-standing agreement with the Lawn Tennis Association, had to ensure that all works were completed within the £14-£122k contract period, prior to the Wimbledon tennis tournament (regardless of delays) as three flats have long-standing agreements and are rented directly to the AELTC.
What did we do?
The scaffolding was erected within a week and the building was jet washed from top to bottom.
A full inspection of the external walls was completed by MCD Construction and DHP to assess the extent of works. They found three areas of concern:
- Various structural faults, the largest running from the ground up all 3 stories to the southern elevation.
- Bad deterioration to the pointing to the top 10 courses of bricks to the front northern elevation and to the majority of the balconies.
- Major water ingress to the balconies to the rear of the property, causing the concrete fascias to blow.
The specification asked for the soffits to be coated using the Sika 550W Plato-elastic coating, but this would trap future water as it seeped through the existing concrete slabs.
The decision was made to coat all the balconies in an IKO FCS Polimar walkway resin, which would cure to form a seamless waterproof coating, and to then allow the concrete slabs to dry naturally prior to coating the soffits.
A large element of the works was the replacement of the windows and doors to the entire block; the decision had been made to upgrade to triple-glazed aluminium vents, offering better insulation for noise and temperature. We co-ordinated the installation process and liaised with the residents to ensure the programme schedule was upheld: making good internals, refitting blinds, and filling and painting reveals as required.
The dated aluminium panels were also removed and a modern, contrasting, highly durable cladding system was installed using the SikaTrack Panel System, allowing a non-mechanical fixing.
For the structural repairs we approached Helifix, who attended site and provided a concise report detailing the various extents of repairs, which were subsequently completed using a series of Helibars and resin injected Crackbond. Approximately 350m2 of pointing was addressed, grinding out the existing failing mortar a minimum of 25mm and applying fresh mortar.
Various patch repairs were also undertaken to both the upper and lower roofs, with a view to sustaining the roof for another 5 years prior to a complete overhaul.
